Asbestos Diagnosis
The asbestos diagnostic is mandatory for any housing (detached houses, apartments, or outbuildings) whose building permit was filed before July 1997. It informs the potential buyer about the presence or absence of asbestos-containing products or materials within the property they intend to purchase.
If asbestos presence is found, the diagnostic report may recommend:
- Periodic evaluation of the condition of materials or products containing asbestos
- A thorough risk analysis, including air dust measurements
- Corrective actions and protective measures, which can go as far as asbestos containment or removal works
Lead Diagnosis
The lead diagnostic consists of measuring the concentration of lead in the coatings of the dwelling to identify those that contain it and describe their state of preservation. It also helps identify risks of childhood lead poisoning or housing degradation. The seller (or landlord in case of rental) must take the initiative to have this diagnostic performed by a professional.
The Lead Diagnostic applies to housing (apartments and detached houses) built before 1994.
Diagnostic procedure
The CREP (Lead Exposure Risk Statement) must be carried out by a professional diagnostician meeting specific criteria.
The diagnostician must look for the presence of lead on:
- Coatings of the dwelling (old paints, plaster, bricks, etc.) including exterior coatings (e.g., shutters)
- Its annexes if they are intended for regular use (e.g., laundry room)
If the CREP reveals lead presence above the threshold of 1 mg/cm², the property owner must carry out remediation works.
Termite Diagnostic
The Termite Diagnostic, also called “parasite status" or "termite status" is an inspection that detects the presence of insects and fungi that may damage a property. This inspection indicates whether the construction is subject to infestation, identifies the type of parasite involved, and delineates the infested areas.
The Termite Diagnostic must be performed if a property for sale is located in a zone defined by prefectural decree.
Failure to provide a mandatory Termite Diagnostic can annul the sale or require the seller to renovate (at their expense) infested frames, floors, and woodwork. In termite-infested zones, failure to report termite presence to the town hall is subject to a fine.
